How does the process work?

The process is simple! Select the property you wish to purchase, let us know if you would like to pay in full or make affordable monthly payments.
If you would like to pay in full, you can make full payment  by cashier’s check,  personal check, bank wire, debit or credit card. (3.5% fee will be added)
If you choose to make monthly payments,  simply make the down payment by cashier’s check,  personal check, bank wire, debit or credit card.  (3.5% fee will be added) Automatic payments will be billed every 30 days at 16% interest which may seem high but it’s less than the interest on my Visa. You can always find your own bank financing or make extra payments to pay less in interest. A $15.00 loan servicing fee will be added to the monthly payments.
A Contract for Deed will be drafted outlining the terms of the purchase. The Contract for Deed will be sent to you by  priority mail or email to be signed in front of a notary then mailed back to us. Once all payments have been made,  we send the required paperwork to the county recorder to have your land transferred to your name. Once recorded,  the county recorder will mail you a recorded copy of your deed and toy will be a property owner!

Who goes on the contract?

As many people as you would like can be added to the contract. The contract can be drawn up in the name of a Trust, Business, or LLC.

What forms of payment do you accept for the down payment and monthly payments?

We accept cashier’s check, personal check, bank wire, Venmo, Zelle, PayPal, debit or credit card. (3.5% fee will be added)

Automatic monthly payments will be set up via debit or credit card due every 30 days.

Is there a prepayment penalty?

No! There is no prepayment penalty. In fact, if you decide to payoff early, we will deduct 10% of the remaining balance at the time of payoff all you have to do is ask.

What type of deed is recorded once the land is paid off?

The deed will be a Special Warranty Deed.

How will the property taxes be paid?

Anual property taxes will be divided by 12 and added to the monthly payment.

Can the land be used while payments are being made?

Not unless you have asked and been approved in writing.

Do I have water rights?

Depends on each property. Details will be provided on a property to property basis.

Well depths vary, but the average depth is 100-1050 feet.

What is the cost to drill a well?

Well drilling runs $35.00-$100.00 per foot.

How is rhe property zoned?

Zoning will be specified on a property to property basis.

Is there a time limit to build?

In most cases there is no time limit to build. If the is a time limit to build it will be specified in the listing.

Have the been any improvements to the property?

There have been no improvements made unless specified in the listing.

Is there power to the property?

There is no power to the property unless specified in the listing. You would need to install addison’s or use a generator for power.

GPS coordinates will be provided for each property.
